A Zoning Bylaw Amendment Application that proposes the development of a 10-storey (32.6 metre) mixed-use building. The proposal includes a total of 77 residential units, being a mix of studio, 1-bedroom, 2-bedroom, and 3-bedrooms. The building would also provide retail space at grade fronting along Victoria Park Avenue. Vehicular access is proposed from Sunrise Avenue leading to three (3) levels of below-grade parking with a total of 41 parking spaces; as well as 88 bicycle parking spaces. The proposed development provides a total GFA of 5,574.34 square metres and a FSI of 5.30. Additionally, the proposed development provides 162.39 square metres of indoor amenity space and 180.90 square metres of outdoor amenity space.
