Official Plan and Zoning By-Law Amendment application that proposes to redesignate the subject site from 'Regeneration Areas' to 'Mixed Use Areas', and permit two mixed-use buildings with heights of 44 storeys (Building A), and 47 storeys (Building B), inclusive of independent 6-storey podiums for each building. The existing one-storey commercial building is proposed to be demolished. The proposed buildings would have a total gross-floor-area (GFA) of approximately 75,165 square metres, comprised of 68,760 square metres of residential GFA and 6,405 square metres of non-residential GFA.

The residential component proposes 1,136 dwelling units. The proposed non-residential component includes a proposed childcare space, a grocery store, and commercial space. One level of underground parking with 220 vehicle parking spaces is proposed. The parking spaces would be shared between residential and non-residential uses. The application also proposes 993 square metres of parkland dedication, located at the southwest corner of the subject site. Independent of the proposed parkland dedication area is a proposed 10-metre natural buffer area along the entirety of the west lot line, adjacent to Duncanwoods Greenbelt.
