The application proposes to amend the Zoning By-law to permit a to permit a 45-storey mixed-use building providing residential and commercial at grade. The building will provide a total of 699 residential units, being a mix of 1-bedroom, 1-bedroom+den, 2-bedroom, and 3-bedroom units. The building will also provide retail units at grade. Access from Canterbury Place will be provided, leading to 3 levels of below-grade parking, providing 197 parking spaces; as well as 531 bicycle parking spaces. The proposed development provides a total GFA of 41,339.89 square metres and a FSI of 12.05.
